Retail Utility Submetering

As tenants become more sophisticated and both owners and tenants seek to manage costs as effectively as possible, submetering properties with master-metered utilities or retrofitting centers with older, manually read submeters becomes an advantageous investment.

AW Services Group has the solution with the installation of a state-of-the-art wireless submetering system. With this system, AW Services Group is reading meters daily with an actual review of that history twice a month allowing for timely discovery of any consumption anomalies such as vacant usage or tenants’ malfunctioning equipment which is then reported to management. They can literally provide tenants with daily consumption if needed. Daily readings also allows AW Services Group to compare consumption reported via the master meters to that reported via the submeters which may reveal discrepancies that could be due to underground leaks, incorrect master meter estimating, etc. This ability has resulted in the owner saving thousands of dollars. AW Services Group can take over monthly billing of all master-metered utilities such as water/sewer, gas, electric, plus trash.

All AW Services Group needs to get started is one month's worth of the utility bills (depending on what you are choosing to submeter) covering the entire property, a site plan or link to website with site plan that includes names of tenants and a list of tenants that are currently on their own city service being directly billed by the municipality and any other information that may be relevant to the utility being submetered. They will then schedule a survey of the property, which will entail an individual inspection of each tenant’s bay that is to be submetered.


  • 1. Our system is a Hexagram AMR (automated meter reading) system that does not require any manual reads, with Neptune meters which use state-of-the-art encoder technology vs. pulse technology which is far more reliable and accurate. There are three components to the system – the meter, the transmitter attached to the meter and the data collection unit which receives the transmitted meter readings and then downloads them to our database every night. Each space/tenant to be submetered has a meter with transmitter. Each property has one data collection unit. The data collection unit is typically located within a mechanical/riser room that is centrally located on the property and it operates with normal power via a 110V (non-GFI) outlet and cellular service which AW Services Group sets up and maintains.
  • 2. The system reads the meters on a daily basis.
  • 3. On the 10th and 20th of each month the software checks every meter point that we monitor for any consumption anomalies. If a tenant's meter is indicating any kind of substantial swing one way or the other, we immediately report it to management so they can inform the tenant. This gives the tenant the opportunity to address the situation in a timely fashion and avoid a high water bill.
  • 4. With daily readings, we can compare our aggregate submeter readings for the center against the master meter(s) readings as billed by the municipality for the exact time period allowing us to red flag any major discrepancies between our meter readings and those of the municipality. This has resulted in detecting underground leaks, incorrect estimating in some cities like Atlanta, etc. driving significant savings for our customers.
  • 5. We do not charge for additional customer support for our billing customers (unlike many competitors) unless we have to send techs to the site. We can give you countless customer references that will attest to the fact that we go above and beyond on behalf of our customers at no charge.
  • 6. The tenants pay the monthly billing fee, not the owner.

  • 6. Master water bills reported consumption is compared to submeter consumption for the same time period to catch discrepancies caused by such things underground leaks, incorrect estimating, etc.
  • 7. Billing costs are passed through to the tenant as a processing/monitoring fee in their monthly bill.
  • 8. AW Services Group becomes a 3rd party billing entity for the owner’s other master-billed costs such as trash. Please keep in mind anything that AW Services Group can bill directly can help reduce CAM.
