Retail New Construction

For new construction projects, AW Services Group provides a quality meter installation program that can dramatically reduce impact and/or master meter fees, coupled with a premier billing service.

The developer simply has the city bring water service to the property with a minimal amount of master water meters. Developers have the choice of having their plumber install all the submeters or the leases are structured such that the submetering is a part of the tenant's build out responsibility. Meters will be shipped to the site for installation. AW Services Group will always install the onsite DCU (data collection unit). If the tenants are purchasing the submetering equipment, as new spaces are leased out, the owner/developer instructs the tenant's contractor to contact AW Services Group, who then coordinates meter installation with the new tenant's plumber. AW Services Group ships the meter with the pre-programmed transmitter already attached. Tenant's plumber installs. The day after installation, AW Services Group is tracking daily water consumption and billing the new tenant. They also offer the same service for electric and gas. AW Services Group will need a spreadsheet listing all the spaces to be submetered and the meter sizes required for those spaces. This information can be updated as leasing occurs.

Several of the country's largest developers such as Regency Centers have revised their lease language and specify AW Services Group' equipment for the onsite sub-metering system. They also provide contact information in the lease and the tenant handbook so that when the new tenant is ready to begin their build-out, their contractor can coordinate with AW Services Group. With the installation of this state-of-the-art RF (radio frequency) sub-metering system, AW Services Group is actually interrogating/reading each meter daily. Your company and your tenants then benefit from their full-service billing program that includes collections, reconciliation, customer service and monthly management reports.

  • Save on impact and/or master meter fees.
  • Potential exists for initial meter cost and installation paid by tenant directly to AW Services Group.
  • State-of-the-art wireless monitoring system. Water and/or gas and/or electric meters read daily.
  • DCU (data collection unit) requires cellular service which AW Services Group sets up and maintains and a 110 volt outlet (non-GFI) for entire property (typically located in fire riser room).
  • Standard meter installation with no special equipment required. Onsite plumber simply sets water meter labeled for that particular bay.
  • As each individual meter is installed, AW Services Group is tracking consumption daily.
  • Property management team inherits a full-service billing program including collection, customer service and reports decreasing administration costs and headaches and improving overall tenant relations. In addition, with daily meter readings, we are able to do same day billing cycle consumption comparisons between the submeter readings and the municipality master meter readings. If there is a discrepancy, we report such to management indicating there is a problem whether it is malfunctioning equipment, an underground leak or incorrect estimating driving high usage charges by the municipality.
